ధరల మోత! ఇప్పుడు ఎక్కడ చూసినా.. ఎవరిని అడిగినా ప్రతి నోట వినిపించే మాట ఇది. ఆ రంగం.. ఈ రంగం అనే తేడా లేదు.. అన్ని రంగాల్ని ధరల భయం పట్టుకుంది. ఫలితంగా… తెలంగాణలో వేగంగా పుంజుకుంటున్న స్థిరాస్తి రంగం చతికిలపడుతోంది. ఆశించిన స్థాయిలో స్థిరాస్థి కొనుగోళ్లు జరగట్లేదు. కొత్త ఇళ్లు కొనడానికి ప్రజలు ముందుకు రావడం లేదు. ఇప్పటికే పూర్తైన నిర్మాణాలు అమ్ముడవడం లేదు. సిమెంట్‌, స్టీలు ధరలు చూసి.. కొత్తగా ప్రాజెక్టులు చేపట్టడానికి బిల్డర్లు వెనకాడుతున్నారు. సగంలో ఉన్న నిర్మాణాలు సైతం ఒకడుగు ముందుకు రెండు అడుగులు వెనక్కు అన్నట్లుగా సాగుతున్నాయి. ఈ నేపథ్యంలో… చదరపు అడుగుకు దాదాపు 2 వేల రూపాయలు పెరగడంతో… సామాన్య, మధ్యతరగతి ప్రజలు ఇటు వైపుకు చూడటమే గగనంగా మారింది.

  4. Last year flats were selling for 6000 per sqft .. already unaffordable
    Now suddenly it increased to 9000 to 10000.. made it totally dreamy
    Builders like aparna and rajapushpa gladly announce their hikes every 2 months as if something major happened ..

    There is no real reason why they should increase the price like that ..

    If NRIs are the only target customers to the apartments and villas near Gachibowli….
    And 2bhk schemes are for the lower income group .. again at the cost of taxpayers…
    then the sandwiched middle class has to die paying rents and taxes.. forever continue to keep dreaming of owning a home .. while the dream keeps eluding them and some NRI keep buying homes and make things unaffordable for locals

    Please do not depend on NRI market as new generation of NRI are not interested in invest in India. They are not thinking like me as old NRI generation. Me like, I invested lot in India and gain more. But suffering to transfer gain amount to my next generation who live out of India.

    All real estate people… Please change your business plans.

    I used to be afraid to buy house in USA when I was on work visa. I waited to buy home till I get green card/Permanent Resident. But new generation, they do not care about VISA status and buying homes and invest left over money in something else.

  10. Prices are unrealistic, too many times middle men sell and buy before it reaches the actual end user. So the price becomes too much for the end user.

Otherwise Eenadu always writes a big positive real estate article on Friday evening – almost every week, for a long time now. I strongly feel the problem is not just with the cement and steel prices. Problem is with artificial land prices govt tried to increase working with its big real estate firms. How 10000 per sft price of MyHome is justified – god only knows. One good thing is – IT employees are not becoming scapegoats as they have work from home option now.

Only fools will invest money in realestate going forward, by end of 2022 the real heat in this will comeout. You can can expect buy one get one offers in 2023 onwards due to interest rates and heavy availability market will 100% fall. Thanks to covid for helping IT workers hard earned money and saving them from Bank loans and heavy interests. I am 200% sure that full time office concepts are outdated and shared office and working spaces will reduce employees and employers costs heavily. Also employers have no longer can command as you can see companies like infosys,tcs,hcl struggling to hold even long-term employees. Big thanks to Covid.
